## What we fix, the materialswe use and how we work
General plumbing is a wide category. This is what it covers in practice across the Manchester housing stock we work in, from Victorian terraces with lead-era pipework to modern flats with plastic push-fit throughout.

### Taps, mixers and brassware
Most dripping taps are a worn ceramic cartridge or a damaged seat, and the fix depends on which. Modern mixers usually take a cartridge; older pillar taps need re-seating or replacing. Where a tap has been over-tightened for months the seat is often too damaged to save, and we will say so rather than charging for a repair that lasts a fortnight.

Replacing kitchen and bathroom taps sounds trivial and often isn't — seized backnuts on a fifteen-year-old basin in a tight space is the classic example. Isolation valves go on the supplies during any tap change so the next one is a ten-minute job.

### Toilets, cisterns and wastes
A running toilet is usually a failed fill valve or a flush valve seal that no longer sits properly. Both are inexpensive parts, and both waste water continuously until replaced. Concealed cisterns need access panels planned in — where one has been tiled over we will tell you what is involved before cutting anything.

Blocked and slow wastes are cleared and, importantly, the cause is identified. A trap that blocks every few months is usually a fall problem or an unsuitable connection, and clearing it repeatedly is treating the symptom.

### Pipework, materials and isolation
We work in copper with soldered, press or compression joints, and in barrier plastic where it is the appropriate material for concealed or awkward runs. The choice is driven by location, accessibility and what the existing system is built from, not by whichever is quickest.

Isolation is the thing most houses are short of. A functioning stopcock, service valves at appliances and isolation on each bathroom and kitchen fitting turns future work from a whole-house drain-down into a five-minute job. We add valves as a matter of course while we are already in there.

Older properties still occasionally have lead supply pipe. Where we find it, we tell you plainly what it is and what replacing the internal section involves.

### Appliances, outside taps and garden supplies
Washing machines and dishwashers need correct supply connections and a waste arrangement that will not siphon or back up. Getting the standpipe height and trap arrangement right is the difference between an appliance that drains cleanly and one that smells.

Outside taps are fitted with an internal isolation valve and a check valve, so the supply can be shut off and drained before winter. It is a small job that prevents a burst in the wall every few years.

### Noise, pressure and flow problems
Banging pipes when a tap shuts are usually water hammer from a fast-closing valve on a poorly clipped run. Re-clipping and, where needed, fitting an arrestor solves it. Whistling is typically a partially closed valve or a restriction at a fitting.

Low pressure or poor flow at one outlet is generally a local restriction — a blocked aerator, a partially closed service valve or a scaled cartridge. Low pressure throughout the house points at the incoming main or the stopcock, which we test rather than guess at.

### Landlords, agents and rental properties
Rental plumbing is judged on responsiveness. Tenants report a problem, and the longer it stays unfixed the more it costs — both in damage and in the relationship. We take instructions from landlords and agents, arrange access with tenants directly, and report back on what was found.

Where reactive work reveals something bigger — a failing cylinder, an ageing boiler or pipework near the end of its life — you get told, with a price, so it can be planned rather than repeated as call-outs.

### Emergencies and what counts as one
